Believe It or Not, It’s Not Always About the Money!
If you're thinking of selling your home in Hemet, San Jacinto, or anywhere, here's a little insider tip: the highest offer isn’t always the best one. In fact, selling your home often takes more strategy—and less stress—than you might expect. These smart tips will help you land the right buyer, at the right price, with fewer headaches.
Know What Matters Most to You
Before you even list your home, take some time to get really clear about your priorities. Are you hoping for a fast close so you can settle into your new place? Or is getting top dollar your main goal—even if it means accepting contingencies?
Buyers will come to the table with different terms, and you’ll be in a better position if you know your deal breakers and where you can be flexible. When offers start rolling in, you’ll be ready to act quickly and confidently.
Don’t Be Swayed by Price Alone
That big number on paper might be tempting—but it’s not the whole story. Consider the entire offer, including:
- Down Payment or All-Cash Offers – A buyer putting more money down (or paying cash) is less likely to run into financing issues, meaning a smoother path to closing.
- Loan Type & Timing – Some loans,with down payment assistance can take longer to process. If timing is important, conventional or cash buyers might be a better fit.
- Earnest Money Deposit – A larger deposit shows the buyer is serious and invested.
- Contingencies – Fewer contingencies (or none at all!) make the transaction cleaner.
- Proof of Financial Strength – A pre-approval letter is great, but ask for a full financial picture when possible. It’ll help you understand a buyer’s real purchasing power.
Play Fair in the Negotiation
While it’s important to be firm on your terms, it’s just as important to be fair. Keep communication clear and consistent with all potential buyers. If you seem difficult or keep moving the goalposts, some buyers may walk away. Remember, how you conduct yourself early on can set the tone for the entire transaction.
Love Letters: To Read or Not to Read?
When buyers are competing, they may send personal letters (sometimes with photos) hoping to tug at your heartstrings. While these can be sweet and touching—especially if you have emotional ties to your home—they can also complicate what should be a straightforward business decision.
They may also cause potential legal problem due to Fair Housing Laws. I prefer to abstain from Love Letters but it is up to you as a client.
